The State Environmental Planning Policy (Affordable Rental Housing) was introduced to increase the supply and diversity of affordable rental and social housing in New South Wales.

Types of housing covered include villas, townhouses and apartments which contain an affordable rental housing component, along with secondary dwellings - known as granny flats - new generation boarding houses, group homes, social housing and supportive accommodation.

A council or accredited certifier can certify granny flats as complying development without the need for a development application, provided they meet specific standards in the State Environmental Planning Policy (Affordable Rental Housing) 2009.
