Online submission of an application using the NSW Planning Portal

The NSW Planning Portal is an online platform where community, industry and government can work together to provide a digital experience that supports effective planning and decision making under the Environmental Planning and Assessment Act 1979. 

As of 16 June 2020, all development related applications and post consent certificates must be submitted to Council through the NSW Planning Portal. These include:

  • Development Applications
  • Section 4.55 Modification Applications
  • Complying Development Certificates
  • Construction Certificates
  • Occupation Certificates
  • Subdivision Certificates
  • Appointments of Council as a Principal Certifier

As of 31 July 2020, all Principal Certifier applications for certificate registration are to be submitted to Council using the Online Certificate Registration through the NSW Planning Portal. The lodgement fee is to be paid via the Portal, prior to submitting the application to Council. 

This includes the following certificate types:

  • Complying Development Certificates
  • Construction Certificates
  • Occupation Certificates; and
  • Subdivision Certificates

For all other applications that are required to be submitted to Council, please follow instructions specific to the application type detailed on our website.

Important

Please be advised that applications submitted via the NSW Planning Portal may take 7 to 10 business days for the applicant to receive an update. The majority of applications submitted via the Portal will undergo a pre-lodgement review prior to Council lodging the application. This review ensures that the application is sufficient to progress for assessment. Once the review has been completed, Council will email the applicant via the Portal either requesting additional information and/or requesting payment of fees. Once fees are paid, the application is then progressed to lodgement and forwarded for assessment. Should you have any questions regarding your application submitted via the Portal, please forward your enquiry to daonline@centralcoast.nsw.gov.au and an Administration Officer will respond within two business days.

Require assistance with submitting your application?

Should you require assistance with submitting an application via the Portal, Council offers a range of customer assistance solutions. 

  • Quick Reference Guides created by Service NSW are available for your reference when using the NSW Planning Portal. 
  • Council has created how-to-guides (video format) that provide step by step, click by click instructions to assist you with navigating the Portal. 
  • Receive assistance from a dedicated Portal Support Council Staff member via phone, email or Skype. To organise this, please email daonline@centralcoast.nsw.gov.au detailing your request for assistance. 
Frequently asked questions
  • Council staff may request additional information to support the assessment of the application. This additional information is required to be submitted via the NSW Planning Portal.

    For detailed steps on how to submit additional documentation via the Portal, please refer to the relevant Quick Reference Guide.

    Please note: additional documentation received via email or hardcopy will not be accepted. All additional information must be submitted to Council through the Portal.

  • Please note: Central Coast Council is currently experiencing longer processing times for development applications. Average processing timeframes for development application assessments have averaged 88 days over the last 12 months. However, processing timeframes will vary depending on the complexity of each application.

Council acknowledges the potential impacts this has on individual project timeframes and appreciates the community’s patience while our team addresses the backlog of outstanding applications.

  • Service NSW are available to provide technical support for the NSW Planning Portal. All enquiries can be referred to Service NSW by either emailing eplanning@planning.nsw.gov.au or calling 1300 305 695. 

  • Once you have submitted your application via the Portal, Council will be notified of your new application. Council staff will then review your application to determine if any additional information is required. Should any additional information be required, you will receive an email notification generated from the Portal requesting the relevant information to be submitted (via the Portal).

    When Council is satisfied with the documentation submitted with your application, you will receive an email notification generated from the Portal requesting fees to be paid for your application. Once fees are paid, your application will be formally lodged with Council and progressed through for assessment. 

  • The NSW Application Tracker can be used by the general public to search for applications that have been submitted via the NSW Planning Portal. The information publicly available on the Application Tracker includes the Council to which the application was submitted, the type and status of the application submitted, the Planning Portal application number and the type of development. All documentation submitted to the Portal is not publicly available via the Planning Portal website or the NSW Application Tracker.
